The Design Process

PHASE 1: NEEDS ANALYSIS

  • Budget
  • Schedule and critical deadlines

  • Information Gathering: Project goals and objectives; Corporate strategies
  • Existing standards for space allocation; Existing furniture and furnishing guidelines and vendors
  • Current and future staffing requirements; Inter- and intra-departmental adjacencies

PHASE 2: SCHEMATIC DESIGN/SPACE PLANNING

  • Determine adjacencies to maximize efficiency and function
  • Diagrammatic block plans, stack plans, space plans
  • Furniture cost analysis
  • Preliminary selection of interior finish materials, lighting and furniture to establish quality levels and color and materials palette direction
  • Qualify plans against applicable building and safety codes, ADA and LEED requirements
  • Develop workstation and private office typicals
  • Review and update project budget and schedule
PHASE 3: DESIGN DEVELOPMENT

  • Final selection of interior finishes
  • Final selection of furniture and furnishings
  • Floor plan; preliminary reflected ceiling plan and elevations
  • Graphic communication of concepts
PHASE 4: CONTRACT DOCUMENTS

  • Detailed furniture specifications and coded furniture plans, showing locations and type of new and existing furniture for furniture bid or procurement
  • Final drawings, schedules and specifications necessary for project construction, bid documentation and installation
  • Documentation of finishes and design elements
  • Construction Drawings

PHASE 5: CONTRACT ADMINISTRATION

  • Project coordination
